STATE OF MISSISSIPPI COUNTY OF JACKSON SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the 21st day of May, 2010, Gerald B. McIntyre and Jean B. McIntyre, executed and delivered a certain Deed of Trust unto Larry A. Smith, Trustee for First Federal Savings and Loan Association of PascagoulaMoss Point, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 2905 at Page 93; and WHEREAS, on the 28th day of June, 2017, the Holder of said Deed of Trust substituted and appointed Matthew E. Perkins as Trustee in said Deed of Trust, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3443 at Page 654; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 24th day of August, 2017, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the west front door of the Jackson County Courthouse, 3104 Magnolia Street in Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit: That certain parcel of land situated at the Northwest intersection of Rabby Street and Elder Ferry Road in Escatawpa, in the NE 1/4 of SW 1/4 of SE 1/4 of Section 12, Township 7 South, Range 6 West, Jackson County, Mississippi, more particularly described as follows, to-wit: Beginning at the intersection of the North margin of Rabby Street and the West margin of Elder Ferry Road and run thence South 8436' West along the North margin of Rabby Street a distance of 233.5 feet to a fenceline at the Southeast corner of the 15' strip of land conveyed to Paul S. Robinson and wife, by John S. Mitchell and wife, by Deed dated April 29, 1975, and recorded in Deed Book 531, Page 408, Land Deed Records of Jackson County, Mississippi; thence run North 312 feet, more or less, to the centerline of a ditch; thence run East along the centerline of said ditch a distance of 125 feet to the West margin of Elder Ferry Road; thence run South 20 East along the West margin of Elder Ferry Road 315.7 feet to the Point of Beginning; said land is the same land that was conveyed to Gerald B. McIntyre and wife, by John S. Mitchell and wife, by Deeds dated July 19, 1980 and recorded in Deed Book 683, Page 268,and dated December 24, 1980 and recorded in Deed Book 695, Page 532, Land Deed Records of Jackson County, Mississippi. Said land is more particularly shown on the survey made by L. J. Achee, Jr., on July 14, 1980, and recorded in Deed Book 695, page 535, Land Deed Records of Jackson County, Mississippi. LESS & EXCEPT a parcel 25' by 25' situated in the northeast corner of said property for a sewer pumping station that was conveyed to Jackson County, Mississippi by Robert E. Lynn and wife, by Deed dated June 8, 1964, and recorded in Book 268, Page 225, Land Deed Records of Jackson County, Mississippi.
