SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF Harrison 1st WHEREAS, on the 25th day of April, 2002, James L Austin Jr. and Marie L Austin, as joint tenants, executed and delivered a certain Deed of Trust unto United General Title Insurance Company, Trustee for Indymac Bank, F.S.B., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2004 13298T-J1 Instrument# 2004 16997 T-J1; and WHEREAS, James L Austin Jr. and Marie L Austin, as joint tenants is also known as James Lee Austin Jr. and Marie Lynette Austin per the land records of Harrison 1st County, Mississippi; and WHEREAS, on the 18th day of May, 2017, Federal Desposit Insurance Corporation as receiver for Indymac Bank, Federal Savings bank, assigned said Deed of Trust unto Wells Fargo Bank, N.A., by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2 017-4651 -T-J1; and WHEREAS, on the 26th day of June, 2017 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2 017-5750 -T-J1;and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 24th day of August, 2017, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: Tract 7, Block 2, of the Future Farm Subdivision, "Rolling Hills Ranch Sites", being a part of the NW 1/4 of NE 1/4 of Section 34, Township 7 South, Range 13 West, being 5.0 acres in area, and more particularly described by metes and bounds as follows: Begin for survey at a concrete monument at the NE corner of Section 34; thence South 0 degrees, 24 minutes East for a distance of 719 feet to the South line of Elm Street; thence North 89 degrees, 15 minutes West for a distance of 1,665 feet to an iron pin and true point of beginning; thence South 00 degrees 24 minutes East for 680.0 feet to an iron pin; thence along South line of Block 2, North 89 degrees 15 minutes West for 333.0 feet to an iron pin; thence North 00 degrees 24 minutes West for a distance of 680.0 feet to an iron pin on South line of Elm Street; thence South 89 degrees 15 minutes East for 333.0 feet to an iron pin and point of beginning, containing 5.0 acres, more or less. Said land may be further described as being the West 1/2 of the SE 1/4 of the NW 1/4 of the NE 1/4 of Section 34, Township 7 South, Range 13 West, Harrison County, Mississippi.
