COUNTY OF JACKSON SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS on July 13, 2010, Julius H. Hunt and Dora Hunt executed a Deed of Trust in favor of Hancock Bank, Beneficiary and Joy Lambert Phillips, Trustee, which Deed of Trust was recorded in the records of mortgages and deeds of trust on land on August 9 2010 in Book number 2919 at pages 764-771 in the office of the Chancery Clerk for Jackson County, Mississippi, with respect to real property located in Jackson County, Mississippi as particularly described herein below; and WHEREAS, Whitney Bank formerly known as Hancock Bank, the present owner and holder of the above-described Deed of Trust, has heretofore substituted William P. Wessler as Trustee in said deed of trust by instrument dated March 16, 2018 and recorded in the aforesaid Chancery Clerk's Office on March 27, 2018 in book 3499 at pages 623-625 and; WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared due and payable in accordance with the terms of said Deed of Trust, and Whitney Bank, formerly known as Hancock Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, Trustee's fees and expenses of sale; NOW, THEREFORE, I, William P. Wessler, Substituted Trustee in said Deed of Trust will on THURSDAY, MAY 10, 2018, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the Main Front Door of the County Courthouse for the Jackson County in Pascagoula, Mississippi, to the highest and best bidder for cash the real property being situated in Jackson County, Mississippi, and being more particularly described as follows, to-wit: Commencing at the SE corner of Lot 25, Westfaul Tract on the West margin of Mill Street and run thence West 151 feet to the Point of Beginning; thence South 63 feet; thence West 94 feet; thence North 112 feet thence Southeasterly 95 feet; thence South 30 feet to the Point of Beginning, being that same property described in Deed Book 301, Page 315, and Deed Book 940, Page 944, Land Deed Records of Jackson County, Mississippi.
