NOTICE OF SUBSTITUTED TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF HARRISON WHEREAS, on May 19, 2011, JAMES ERVIN BROWN and JAMIE L. BROWN executed a promissory note payable to the order of First Guaranty Mortgage Corporation; and WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated May 19, 2011, executed by JAMES ERVIN BROWN and JAMIE L. BROWN and being recorded as Instrument No. 2011 4618T-J1 of the records of the Chancery Clerk of Harrison County, Mississippi; and which aforesaid Instrument conveys to David A. Neal, Trustee and to Mortgage Electronic Registration Systems, Inc. solely as nominee for First Guaranty Mortgage Corporation, as Beneficiary, the hereinafter described property; and WHEREAS, said Deed of Trust was assigned to First Guaranty Mortgage Corporation by an Assignment filed of record on April 30, 2019 and recorded as Instrument No. 2019 3448T-J1 in the office of the Clerk of the Chancery Court of Harrison County, Mississippi; and WHEREAS, First Guaranty Mortgage Corporation, having executed a Substitution of Trustee to substitute Floyd Healy as trustee in the place and stead of David A. Neal, the same having been recorded as Instrument No. 2019 3833T-J1 of the records of the Chancery Clerk of Harrison County, Mississippi; and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Floyd Healy, Substituted Trustee in said Deed of Trust will on August 5, 2019, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East front door of the Harrison County Courthouse, located at 1801 23rd Avenue in Gulfport, Mississippi, the following described property located and situated in Harrison County, Mississippi, to wit: All that certain parcel of land situate in the County of Harrison, State of Mississippi, more particularly described as follows: Lot One Hundred Twenty-Nine (129), Windy Hills Subdivision, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 29 page 8 thereof, reference to which is hereby made in aid of as a part of this description.
