NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF HARRISON SECOND JUDICIAL DISTRICT WHEREAS, on April 10, 2015, CHRISTOPHER LEE JOHNSON and STACEY LYNN JOHNSON, husband and wife, executed a Deed of Trust to T. Harris Collier, III, as Trustee for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., Beneficiary, acting solely as nominee for Lender, its successors and assigns, which is recorded in the Office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi, as Instrument No. 2015 1168 T-J2, and corrected and re-recorded as Instrument No. 2015 1379 T-J2; and WHEREAS, said Deed of Trust was assigned to TRUSTMARK NATIONAL BANK by Assignment of Deed of Trust dated August 29, 2016, and recorded as Instrument No. 2016 2647 T-J2 in the aforesaid office; and WHEREAS, said Deed of Trust was modified by Loan Modification Agreement dated August 2, 2016, and recorded as Instrument No. 2016 2822 T-J2; and WHEREAS, TRUSTMARK NATIONAL BANK appointed Gerald M. Warren as Substitute Trustee by instrument dated August 26, 2019, and recorded in the aforesaid office, as Instrument No. 2019 2617 T-J2 and re-recorded as Instrument No. 2019 2765 T-J2; and WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, which default has continued for a period of time necessary for the holder to declare the entire unpaid balance immediately due and payable, and TRUSTMARK NATIONAL BANK, the holder of the Deed of Trust as aforesaid, having requested the undersigned Substitute Trustee so to do, I will on the 6th day of February, 2020, offer for sale at public outcry and sell during the legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., at the South main door of the Harrison County Courthouse located in the City of Biloxi, Second Judicial District, State of Mississippi, for cash or certified funds ONLY, to the highest and best bidder, the following described land and property lying and being situated in the County of Harrison, Second Judicial District, State of Mississippi, and more particularly described as follows, to-wit: Lot 68, Shadow Creek Subdivision Phase One, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi, in Plat Book 16 at Page 36.
