STATE OF MISSISSIPPI COUNTY OF HARRISON FIRST JUDICIAL DISTRICT SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on July 14, 2006, CHARLES DARRIN MAUFFRAY and MELISSA MAUFFRAY, executed a Deed of Trust to LYLE M. PAGE, as Trustee for the benefit of THE PEOPLES BANK BILOXI MISSISSIPPI, Beneficiary, which Deed of Trust is recorded as Instrument No. 2006 15405T-J1 in the office of the Chancery Clerk of Harrison County, First Judicial District, Mississippi; and WHEREAS, THE PEOPLES BANK BILOXI MISSISSIPPI, substituted ROBERT T. SCHWARTZ of Biloxi, Mississippi, in the place and stead of the said LYLE M. PAGE named as Trustee in the above described Deed of Trust, which Substitution of Trustee is recorded in the office of the aforesaid Chancery Clerk as Instrument 2018-10077-T-J1; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, THE PEOPLES BANK BILOXI MISSISSIPPI, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale; NOW, THEREFORE, I, ROBERT T. SCHWARTZ, Substituted Trustee in said Deed of Trust, will on the 8th day of March, 2019, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the east front door of the County Courthouse at Gulfport, Harrison County, First Judicial District, State of Mississippi, the following described property situated and lying in the County of Harrison, First Judicial District, State of Mississippi, to-wit: LOT 8 AND PART OF LOT 9, AS HEREINAFTER DESCRIBED, EAGLE POINT SUBDIVISION, AS PER MAP OR PLAT THEREOF ON FILE AND OF RECORD IN PLAT BOOK 26, PAGE 28, IN THE OFFICE OF THE CHANCERY CLERK, HARRISON COUNTY, MISSISSIPPI, MORE PARTICULARLY DESCRIBED AS FOLLOWS: PART OF LOT 9 COMMENCING AT THE POINT WHERE THE NORTHWEST CORNER OF LOT 9 OF SAID SUBDIVISION INTERSECTS WITH THE SOUTHWEST CORNER OF LOT 8 OF SAID SUBDIVISION AND RUN THENCE SOUTHEAST ON THE LINE DIVIDING SAID TWO LOTS A DISTANCE OF 165 FEET, MORE OR LESS TO THE WEST MARGIN OF EAGLE POINT CIRCLE; RUN THENCE SOUTHERLY ALONG THE MARGIN OF SAID CIRCLE A DISTANCE OF 16 FEET, MORE OR LESS, TO THE MIDDLE OF SAID LOT 9; RUN THENCE WESTERLY 169 FEET, MORE OR LESS, TO A POINT LOCATED ON A DREDGED BAYOU, SAID POINT BEING THE MIDDLE POINT OF SAID LOT 9; RUN THENCE NORTHERLY ALONG THE MARGIN SAID DREDGED BAYOU A DISTANCE OF 55 FEET, MORE OR LESS, TO THE POINT OF BEGINNING.
