SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on June 14, 2013, Joel Scott Shelby and his wife, Terrie Shelby, executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for FBT Mortgage, LLC, its successors and assigns, which deed of trust was recorded on June 27, 2013, as Instrument No. 201311784, in Book 3142, Page 390, in the office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS the aforementioned deed of trust was assigned by Mortgage Electronic Registration Systems, Inc., as nominee for FBT Mortgage, LLC, its successors and assigns, to Citizens Bank, N.A by corrective assignment dated December 14, 2018, and recorded on December 20, 2018, as Instrument No. 201825305, in Book 3557, Page 565 of the records of the aforesaid Chancery Clerk; and WHEREAS, Citizens Bank, N.A, the holder of the deed of trust, substituted McCalla Raymer Leibert Pierce, LLC as Trustee, as authorized by the terms thereof, by instrument recorded on December 21, 2018, and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 201825353, in Book 3557, Page 667, prior to the posting and publication of this notice; and WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Citizens Bank, N.A, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale; THEREFORE, on February 1, 2019, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Jackson County Courthouse at 3104 Magnolia Street, Pascagoula, Mississippi, the following described land, property and improvements lying and being situate in Jackson County, Mississippi, to-wit: A tract of land situated in Section 11, Township 5 South, Range 7 West, Jackson County, Mississippi and more particularly described as follows: Beginning at the Southwest corner of Section 11; thence North 0 degrees 23 minutes 34 seconds West along the West line of said section 887.70 feet; thence South 39 degrees 45 minutes 51 seconds East 605.89 feet; thence South 0 degrees 23 minutes 34 seconds East 890.02 feet the South line of Section 11; thence North 89 degrees 32 minutes 43 seconds West along said line 63.12 feet to the Southeast corner of that property described in Deed Book 584, page 258; thence North 0 degrees 23 minutes 34 seconds West along the east line of said property 210.00 feet thence North 89 degrees 32 minutes 43 seconds West along the North line of said property 210.00 feet; thence South 0 degrees 23 minutes 34 seconds East along the West line of said property 210.00 feet to the South line of Section 11; thence North 89 degrees 32 minutes 43 seconds West along said line 332.80 feet to the Point of Beginning. AND ALSO: Beginning at the SW corner of Section 11, Township 5 South, Range 7 West, Jackson County, Mississippi, thence run East 332.8 feet to the Point of Beginning, thence continue East 210 feet, thence run North 210 feet, thence run West 210 feet, thence run South 210 feet to the Point of Beginning, being a part of Lot 1, of the John Haven Subdivision as per plat thereof recorded in Surveyor's record Book 1, at Page 86, and containing 1 acre more or less.
