SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on February 15, 2007, Edward J. Mikulenka Jr. and Sandra W. Mikulenka, husband and wife, as joint tenants with full rights of survivorship executed a certain deed of trust to Fidelity, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as nominee for Wilmington Finance, Inc., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Instrument No. 2007 5953T -J1; and WHEREAS, U.S. Bank National Association, as Successor Trustee to Bank of America, National Association, successor by merger to LaSalle Bank National Association, as Trustee for the C-BASS Mortgage Loan Asset-Backed Certificates, Series 2007-CB5 has heretofore substituted Shapiro & Massey, LLC as Trustee by instrument dated December 4, 2018 and recorded in the aforesaid Chancery Clerk's Office in Instrument No. 2018 10060 T-J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. Bank National Association, as Successor Trustee to Bank of America, National Association, successor by merger to LaSalle Bank National Association, as Trustee for the C-BASS Mortgage Loan Asset-Backed Certificates, Series 2007-CB5, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, Shapiro & Massey, LLC, Substituted Trustee in said deed of trust, will on February 1, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit: The following described land in the County of Harrison, Mississippi, to-wit: Lot 56, Windance Subdivision, Phase Three, a subdivision of Harrison County, First Judicial District, Mississippi, as per the official Map or Plat thereof on file and of record in the office of the Chancery Clerk of Harrison County, First Judicial District, Mississippi. Tax ID Number: 0608F-02-056.000 Being the same property conveyed to Edward J. Milulenka Jr. and Sandra W. Mikulenka, as joint tenants with full rights of survivorship by deed from Edward J. Mikulenka Jr. and Sandra W. Morgan, as joint tenants with full rights of survivorship recorded 07/24/2003 in Deed Book 1635 Page 506, in the Office of the Chancery Clerk of Harrison County, Mississippi.
