SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF Harrison 1st WHEREAS, on the 19th day of April, 2000, Franklin H. Hill and wife, Dora J. Hill, executed and delivered a certain Deed of Trust unto Ken Shinn, Trustee for First Family Financial Services, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Records of Mortgages and Deeds of Trust on Land Book 2090 at Page 401 Instrument# 5748; and WHEREAS, on the 13th day of July, 2018, CitiFinancial Servicing LLC, a Delaware limited liability company, successor by merger to First Family Financial Services, Inc., a Delaware corporation, successor by merger to First Family Financial Services, Inc., a Mississippi corporation, assigned said Deed of Trust unto CitiMortgage, Inc., by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2018 6137 T-J1; and WHEREAS, on the 27th day of December, 2018 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2019-1-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 1st day of February, 2019, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: Commence at the Northeast corner of the NE 1/4 of the NW 1/4 of thr NE 1/4 of Section 23, Township 5 South, Range 12 West and run West 268 feet to the Point of Beginning. Run thence West 171 feet, thence run South 325 feet more or less to a fence. Thence run 171 feet East along said fence, thence run North a distance of 325 feet, more or less to the Point of Beginning. Being all 1.3 acres, more or less.
